Subdivisions and the Arizona Regional MLS
It doesn’t happen often, but Jeff Brown’s been proven wrong …
In a post this afternoon on NewARMLS.com, Paul Kriewall announced that agents can use a subdivision’s common name in the Subdivision field instead of only the subdivision’s legal name.
Paul earlier this week had written that ARMLS was going to begin enforcing the letter of the law regarding the subdivision field, which would cause many homes in smaller sections of larger subdivisions to not appear on public searches (or many searches by agents.)
Aside from my own Arrowhead Ranch listing that was going to be impacted, I listed several other areas where enforcement of the rule to that extreme degree would be detrimental both to buyers and sellers.
Paul’s post also indicates that those agents who intentionally use the wrong subdivision - such as those Steve Belt has mentioned who will list a home in McDowell Mountain Ranch when it’s really not in that subdivision - will be subject to the violation process.
Kudos to Bob Bemis, Paul and the crew at ARMLS not only for making the change but in responding to the feedback they received and making such a swift decision.
Mr. Brown, it seems to be a new day with this MLS after all.
