Rotating Listings for Canadian Buyers

Jonathan Dalton, Phoenix Real Estate AgentHere’s the basic premise, or at least the logic behind the premise:

1) There are a number of Canadians, particularly those in western Canada, who are looking for homes and condos here in the Phoenix real estate market.

2) Many are looking for homes they can enjoy for their own use at times when the temperature falls into negative territory, Celsius speaking.

3) Most are looking to spend somewhere around $200,000. Less, happily, if possible and more if absolutely necessary to get the right property.

4) Many want homes in gated communities.

Take all of those factors and mix in the technology from Diverse Solutions and what you end up with is the rotating listing widget under “For Canadians” - not to be confused with the widget for all of my listings in the far right sidebar.

Some disclaimers apply …

1) These are 3-bed, 2-bath detached homes in gated communities and all of the homes were built after 1985.

2) These properties are neither suitable nor available only for Canadian buyers and not all properties that appear will be suitable for every Canadian buyer. (I think that will take care of any potential Fair Housing issues.)

3) Not all of these homes are suitable for every buyer, period.

4) Real estate investment is not always suitable for everyone, period.

5) The weather in Phoenix theoretically could be worse than the weather in western Canada at any moment on any given day. But I highly doubt it.

Here’s the big question … do I leave the listings as is or would this be more beneficial broken out with listings for each city? In other words, how much work do I need to do on this end to satisfy your need on that end?
