Sunday Afternoon at Venu at Greyhawk
Despite prior protestations about buyers’ immediate inclination to look at homes in Scottsdale, one of my buyers and I toured a half-dozen condos in Venu at Grayhawk, a multi-level condo complex to the east of Desert ridge.
Of the six condos we viewed, one truly stood out - granite counters, travertine floors, views - not of the mountains to the north, but at least of the wide-open vistas to the south. This one was priced at $264,000 for 1,200 square feet … but it also was a one-bedroom “carriage house.”
(If I can get the listing agent’s permission to photograph this one, I’ll do it next time I’m that direction. Arizona Regional MLS rules limit what I can do in that arena.)
There was a third-floor unit that also was in good shape, with tremendous views to the southeast from the front door. The interior was in decent condition with a handful of upgrades, but there were no views to speak of from the condo itself.
In fact, that was a recurring theme through almost all of the units we saw. Buyers there are paying a premium to live in Grayhawk, at the edge of the mountains in North Scottsdale … yet the vast majority of properties have views only of the parking lot or surrounding buildings.
That was disappointing, to say the least.
From a location standpoint, Venu is very convenient - just a mile or so off the Scottsdale Road exit on Loop 101 - close enough for convenience, far enough so that the Loop’s not in the immediate vicinity. And the Scottsdale Road exit is right on the Loop’s northeast bend. To the west is Glendale, Peoria and the rest of the West Valley, to the south is Tempe and Downtown Scottsdale and just to the west is State Route 51, which leads to the airport.
But from a value standpoint, while the condos were mostly nice and the amenities for the complex were really, really good, the $300,000-range price tags seem a little but much for a first-floor view of a parking lot.
