We recently purchased a house in northern Phoenix and Jonathan was our realtor.  After the closing, we had a serious mechanical problem with some of our pool equipment.  We had a home protection policy that covered the pool but when we contacted the insurance company,they told us that this particular problem was not covered.  We then contacted Jonathan who immediately called the home protection company, provided more information, and was successful in persuading the company to reverse its decision and to cover the malfunctioning equipment.  We were impressed that, even though the sale was already complete, Jonathan was still willing to intervene on our behalf.  David and Sara Elkins

Phoenix New Build Tour 2008!

Jonathan Dalton, Phoenix Real Estate AgentNo, this isn’t an official event a la the luxury home tour in Tucson this past week. Rather this is my personal odyssey through multiple new construction communities here in the Phoenix real estate market over the past week.

Yesterday was Surprise day - visits to Richmond American, Taylor Woodrow, D.R. Horton and Ryland in Greer Ranch and Surprise Farms. Incentives are a mixed bag and depend on a builder’s level of desperation in selling a home.

Rarely am I stopped in my tracks by a floor plan, but that happened with the Renoir model being offered by Richmond American. One of these days I’ll remember my camera when I’m doing this, but trust me when I tell you the layout was spectacular and as open as I’ve seen.

When a larger home doesn’t feel pointlessly large (as another of Richmond American’s does, with a bathroom designed to land small aircraft), that’s a feat and it’s been pulled off well there.

In other new home news, Pulte is getting ready to open its Cabrillo Point subdivision just to the southeast of Arrowhead Towne Center. Only 69 homesites are going to be available when Pulte opens its doors; the doors actually are for a sales trailer as there are no models on sight.

Have I mentioned today not to visit a new build without an agent? Add this to the list of reasons … general suspicion. If the builders really wanted an agent to represent a buyer, would they make it so difficult to be represented and would their smiles disappear when they see a business card?
