Anyone Here Want to Sell a New Build in Phoenix?

Jonathan Dalton, Phoenix Real Estate AgentThis morning I drove relocation clients to Estrella (formerly Estrella Mountain Ranch) in Goodyear to look at new homes.

First stop: Morrison Homes. Closed on Mondays and Tuesdays.

Second stop: Ashton Woods. Closed until 2 p.m. today for company-wide sales training. (I only hope they were indulging in irony and watching David Knox’s sales videos. David’s big saying is you don’t have to be the best, you just have to be there.)

Third stop: Estrella Visitor Center. The real estate agents usually on site were in training as well. Apparently a lot of training is needed in Estrella.

Back up to Pulte in Canyon Trails. Usual sales people are out of the office today. But the agent sitting in was diligent in making sure I’d been there with my clients before, lest the cardinal rule that an agent must be with you on your first visit be broken.

Over to Taylor Woodrow and something refreshing. My clients, against my advice, went to the models on Saturday. They told Kathy, the on-site sales agent, they were working with an agent. She said that was fine, take a look. I didn’t know this until we walked in and she welcomed them back.

“It’s no big deal,” she said. “I just want to sell a house.”

What a novel concept. Kudos, Kathy.

P.S. DON’T VISIT A NEW BUILD WITHOUT AN AGENT! More on this tomorrow.

Phoenix Real Estate Inventory Update: February 12

Jonathan Dalton, Phoenix Real Estate AgentThis week’s Phoenix real estate inventory update isn’t going to look substantially different than last week’s. Inventory of single-family homes in Maricopa County is up by about 300 homes to 39,485. Sales over the preceding 30 days are more or less flat at 1,995.

Looking at lender-owned and short-sale properties … there are 3,145 REOs listed in the Arizona Regional MLS; 359 sold over the past 30 days. There also are 3481 short sales in the system with 171 selling over the past 30 days.

The possibility of lenders freezing the foreclosure process for 30 days could help limit the number of REOs on the market but likely will do next-to-nothing to the short sales. In fact I would expect to see those numbers rise as sellers determine there’s not another viable option.

Any improvement has been anecdotal, where it’s the heavy foot traffic in new builds over the past weekend or readers asking about multiple showings and offers on homes up in Arrowhead Ranch. (I still know of some beautiful homes for sale there in the low $200s, and one below, for those interested.)

As always, click on any of the below markers for details on any particular city or town. And also as always, all information is provided by the Arizona Regional MLS and is deemed reliable but is not guaranteed.

Fish Tank Doesn’t Convey

Jonathan Dalton, Phoenix Real Estate AgentThis note coming on a short sale listing I viewed with clients this weekend.  The home was vacant but at least the electricity was on to power the heater in the half-filled tank.

Still, do I need to pass along the fate of the fish?
