What’s Good for the Goose

Jonathan Dalton, Phoenix Real Estate AgentOne other thought on today’s Republic article about this possibly being the right time to buy in San Diego (you know, now that I read more than the first three paragraphs.)

The article’s filled with quotes from folks who have lost money, on paper or otherwise, investing in downtown San Diego condos. Yet the conclusion is this is the right time to buy because of all of the “deals” in the form of foreclosed properties and short sales (shudder.)

If rising foreclosures and short sales (shudder) are the key determinant in when it’s “the right time to buy,” then shouldn’t the Republic also be reporting that this is the “right time” to buy Phoenix real estate?

Not saying it is, not for everyone. I’m just looking for a little consistency in reportage.

Jonathan Dalton, Phoenix Real Estate AgentToday’s Arizona Republic says this may be a great time to buy in San Diego because of the “condo-market meltdown.” Like we can’t find one of those in our downtown at a fraction of the cost.

Mr. Brown, feel free to hijack the blog in your almost certain to follow comments about the merits of the article.

And folks, if you’re actually debating whether to listen to Jeff - one of the best real estate investment minds around - or the Republic, please shut off your computers before you hurt yourself.

Who Pays the Buyers Agent

Some argue buyers pay their agents as part of their financing because they’re the ones bringing all of the money to the closing table.

But if a buyer purchase a home without independent representation and there’s no reduction in the ultimate sales price because commission is contained in the listing agreement between seller and list agent, hasn’t the buyer “paid” just as much to be unrepresented as they would have to have someone negotiating in their best interest?

And which is most costly? “Paying” to handle all the negotiations, all the repair requests, all the inspections and managing the escrow on your own or “paying” the same amount to have an experienced professional do it for you?
