Power Ranch Spec Home For Sale

Jonathan Dalton, Phoenix Real Estate AgentElement Homes down in Gilbert’s Power Ranch has specs with some fairly decent incentives attached. Yesterday’s e-mail referenced a 1,900 square foot home with multiple upgrades priced at $226,531 after incentives. No move-in date was provided.

Pricing and conditions are per the builder and are subject to change without notice. And rather than bore you with my usual disclaimers about visiting model homes without an agent, I wrote a whole post about it you can read right here.

10 Reasons to Take an Agent to a New Build

Jonathan Dalton, Phoenix Real Estate AgentHomebuyers are attracted to the tall flags in front of new home models like moths to a light. Some are ready to buy. Some are just starting the process. Some are trying to get decorating tips.

If you fall into one of the first two categories, it’s absolutely in your best interest to bring your real estate agent with you on your first visit to a new build. In no particular order, here are 10 reasons why:

  1. Independent representation. The folks in the sales office are very nice and very helpful. They also work for the builder and are representing the builder in the transaction, not you. No matter how friendly they seem, they are not working in your best interests.
  2. You only get one shot. If you visit a new build without an agent on your first trip, you can’t be represented independently. Well, theoretically you can but the agent won’t get paid (unless you pay them) and we don’t work pro bono as a rule.
  3. Emotional buffer. Model homes are staged to the hilt to trigger an emotional connection between potential buyer and home. Negotiating with a builder required some emotional detachment, however. That’s where an agent can help.
  4. There are incentives and there are incentives. Odds are your agent has worked with a particular builder before or knows someone who has. Because of that we may know of additional incentives the builder may be willing to concede that are not advertised or mentioned up front.
  5. Price protection. Especially in a market such as this, it helps to have someone keep an eye on pricing for the home you’re buying. Some builders may adjust the final price if they’ve lowered their asking price in the interim (depends on incentives that were offers, etc. but it can happen.) Most buyers don’t have the time to watch.
  6. Home inspections. Builders do not like home inspectors. They will do everything they can to talk you out of using a home inspector. Agents like home inspectors. They’ll help you find one that can inspect the home at different stages of the building process to check for issues.
  7. Home warranties. Did you know you can get an extended warranty on a new build through a home warranty company? If you’re waiting for a builder to tell you, then that answer almost certainly is no.
  8. Good cop, bad cop. Of course the builders’ broker won’t sign the contract if the sales person writes in too many incentives. Unless you know that they will. We know. Think of the “my sales manager says” trick from the automobile lots.
  9. No out-of-pocket cost. Here’s one of those situations where the lie is put to the argument that buyers pay their agents’ commission in the sales price. Whether you bring an agent or not, the base price remains the same. But the net at the end can end up lower if you have someone who knows what they’re doing compared to going it alone.
  10. Additional advice. From the initial lot selection to the design center, there are several decisions a buyer can make that will limit future value. Take this from someone who carpeted the master bathroom to save a few bucks (and whose agent showed up at the new build to register us and never was heard from again. Needless to say, I don’t work that way after witnessing such schlock first-hand.) Few consider resale when they’re first buying but that’s exactly the time it should be considered.

For Sale: Open House Signs

Jonathan Dalton, Phoenix Real Estate AgentWhen I first started my real estate career I couldn’t wait to get my first listing. Not only was there an opportunity for income, but the company would give me three Open House signs of my very own presumably to use every weekend. I couldn’t wait.

Now I can’t wait to sell them off.

Switching companies requires changing out all of my marketing material. Since the bulk of what I do is online, there were only a handful of things that needed to be purchased - new business cards, name riders (and in time brand new for sale signs), thank you cards.

One item I will not be purchasing is new Open House signs. I don’t need them.

In making the decision last year not to hold homes open, I’ve done nothing to diminish my sellers’ chance of selling. Sales from an open house require a perfect storm - motivated buyers happening down the street, seeing the sign, following the signs, walking into the open house, deciding the home fits their needs, making an offer, actually being qualified to make an offer, negotiating the offer, and then everything else needed to close escrow.

Open houses are the least effective form of marketing - you’re throwing a sign out for hundreds of drivers to see, but only one or two (if any) actually are looking for a house even similar. Yes, it only takes one. But even that one or two needs to be qualified and actually want that one particular house.

Open houses are far more effective for agents looking to pick up buyers. Your usual open house conversation stops being about the host home 35 seconds in, once it’s determined the buyers don’t like this house. Then it’s off to other homes. That’s why some agents carry a list of other homes for sale in a subdivision. Or conveniently have the MLS handy in front of them.

It’s not your home they’re trying to sell. Well, at least not as a primary function.

One seller wanted an open house this weekend even though the property is 3/4 of a mile from a major road and inaccessible inside a gated community. Even if people followed the signs, how are they going to get inside the home? Illogical at best.

Think about it - how many times do you see the same home held open weekend after weekend after weekend after weekend? If open houses really worked, wouldn’t it have sold by now?

And so I didn’t buy the signs. There are other agents who will hold houses open to make a seller feel better. That’s fine if it works for them. I prefer to be upfront about the realities of selling a home and work where the buyers really are, on the Internet.
