My rabbi insists there are dozens more but I’m not buying it. I mean, how many Chanukah songs has Neil Diamond recorded? Barbara Streisand? Any other Jewish singer whose name is escaping me?

Exactly. We have Mr. Sandler. That’ll do.

Note From a Client

Jonathan Dalton, Phoenix Real Estate AgentA couple of weeks ago I discussed a client, “Stella”, who I had driven hither and yon to assist in finding a home. She ended up opting for a new build in Gilbert’s Power Ranch and made her return trip from Canada to the design center last weekend … right as the rain descended. So much for showing the husband the point of an Arizona winter home, right?

Stella dropped me a note yesterday which I thought I’d pass along … she seems to like the pseudonym so we’ll stick with it.

Hi Jonathan,

Stella here. LOL. I laughed when I ready that entry in your blog. I just came back from a whirlwind visit to pick colors and show my husband what we did. Fortunately he approves! We didn’t expect to need our rubber boots, but it’s certainly a preference to the cold, blowy, snowy return we’ve had back home. I know the locals were happy to have the moisture,  I was a little disappointed for [him] as I wanted to him to see it all with your glorious sunshine, but it didn’t interfere with what we needed to get done.

 It looks like we’ve timed things pretty well currency wise. The window was short and the dollar is headed back under par. I think it will stay there. Everyone who told us we were crazy… that we should wait as the market will continue to worsen is crazy in my opinion. A bird in the hand and all that… but then we have always been more conservative and risk aversive. We’re getting a house that we really like, as we want it, warrantied and the currency conversion basically paid for my flooring upgrade. Now I have to figure out insurance, security systems, banking, interior decorating and all the other essentials.

Anyways, just a short note to say thanks for your help. We’re still pretty excited about it all.

Has the window truly closed for Canadian buyers after a brief two-month interlude? I’ll have more thoughts on this in a bit.

In the interim, I have to say receiving notes like this is one of the things that keeps me in this business as others fall by the wayside in search of “real work.”

This is real work. It may not be the most financially rewarding at this point in time, but it’s real work nevertheless. Helping a buyer better understand their own needs and motivations as they search for just the right property, then helping them find that home … that’s hard to top.

Phoenix Real Estate Inventory Update: 12/4/07

Jonathan Dalton, Phoenix Real Estate AgentThe long-awaited holiday decline in inventory finally is underway a mere three weeks ahead of Christmas, which leads to the conclusion that the decline will not be nearly as significant as in past years.

This news isn’t particularly good or bad … it is what it is. Many of the homes that are coming off the market now will be back on in January (March at the outside for those waiting 90 days before placing them back on the market.) At the same time, for the few buyers who look for housing deals almost as vigorously as they search for a Wii during this holiday season, selection remains fairly high.

The absorption rate for single-family homes in the Phoenix real estate market dropped back below 17 months based on the near 2,000-home drop in inventory and a 100-home increase in sales over the last rolling 30 days ending this week, compared to last week.
