Summit at Copper Square

Construction is nearing completion at the Summit at Copper Square, a 22-story residential tower across the street from Chase Field and a couple of blocks from Phoenix Symphony Hall and the Phoenix Civic Center.

Prices and floor plans vary depending on the floor on which you’re looking: on the fifth floor, for example, there are units ranging from 800 to 1,400 square feet. The same goes for the sixth and seventh floors. There are 1,500-square foot units from the eighth to the 19th floors, and two-bedroom units are sprinkled among the predominately 1-bedroom designs. The top three floors include penthouse-sized suites.

Amenities include a swimming pool with a spa and deck, an exercise room, saunas in the men’s and women’s locker rooms, a meeting room and a “party room on top floor with open deck overlooking the Valley.”

One entertaining note comes on the front page of the official site where we’re told

“… not only is it in the heart of Phoenix’s business district, it’s also just a short walk or rickshaw ride away from some of the greatest activities and entertainment the Valley has to offer …”

I’ve seen many, many, many bicycle taxis in downtown Phoenix (albeit none in the above photograph even with the Diamondbacks playing at home). But a rickshaw? Doesn’t that require someone to be moving the carriage on foot via a couple of poles? But I digress.

Prices for these lofts are running from the mid-$400s into the low seven figures for the penthouse units.

The Summit at Copper Square is but one of several new high-rise residential units under construction in the Phoenix real estate market. Many others are long completed and have resale units for sale.

On the new construction, I offer the standard advice: DO NOT VISIT THE BUILDER WITHOUT YOUR OWN REAL ESTATE IN TOW. (Even if it isn’t me, though there’s no reason why it shouldn’t be.) It may not seem important initially but at some point you will want your own individual representation in the transaction.

Unless you have an agent with you on your first visit, you will be working with the builder directly as an unrepresented buyer. The sales agent does not and will not represent you and does not and will not look out for your best interest. The sales agent works for the builder and the builder alone.

Tucson Real Estate Experts by the Bay

An unsuspecting soul asked last night whether this is a good time to sell a four-plex in Tucson. Most of the answers were excellent. Then there was this beauty courtesy of an agent from San Francisco (where, naturally, she keeps her thumb on the pulse of the Tucson four-plex market.)

It’s a great time to buy! As an investor you can do a 1031 exchange and trade up and your gain can be deferred. If you are trading up this will be advantageous in a buyers market. Talk with you tax advisor to determine your specific situation. Also, 4 plexes are in demand at this time. Good luck.

It’s an answer that would make David Lereah proud … even if it had nothing whatsoever to do with the question of whether this is the right time to sell a four-plex in Tucson.

Ventana Lakes August Home Sales

Here were the August home sales in Ventana Lakes, an active adult community on the Sun City-Peoria border in Northwest Phoenix. There were six closed sales for the month, almost all on the north side of Beardsley in North Park.
