Anatomy of a Phoenix Real Estate Search, Part 1

Today I received a lead from a buyer looking for a vacation home here in the Valley. He used to live in Chandler but is looking to the West Valley because that’s where some of the better prices in the Phoenix real estate market currently exist.
Given the sheer volume of people beginning their home search on the Internet, I thought it might be worth detailing the work we’re doing as it goes along.
DAY ONE
Our buyer was rather specific about what he wants in his home - the number of bedrooms, bathrooms and square footage, five years old are newer with a pool in a set price range. The only thing he’s not sure on is location - to some degree, that will vary with price.
Price wasn’t on the initial list of requirements so I currently have in reserve a list of 50 or so homes around the West Valley. The list could be larger but the buyer mentioned a spa as a “nice to have” (versus a “must have”); with the amount of inventory we currently have, it’s worth filtering for the nice to haves as well to help winnow the pool of homes.
Our buyer, who we’ll call Bob (just for fun) also sent along a handful of homes from the MLS. While the chances of one of these homes being the one are relatively slim, seeing the style of home being chosen can help greatly as I’m sifting through floor plans and MLS listings.
These are the times where it helps to know the inventory and know what the various builders have to offer. We’re talking resale homes now but I’ll also be checking into some of the new builds to see what they may have to offer. The pool probably won’t be included but you never know what’s there.
