Jonathan Dalton, Phoenix Real Estate AgentFor the first time since the first week of August, sales of single-family detached homes in the Phoenix real estate market rose week-over-week for the prior 30 days. There were 2,303 total sales of single-family detached homes in Maricopa County for the period October 6 - November 6, up from 2,124 for the period September 30 - October 30.

Inventory dropped slightly over the past week to 40,677, returning to levels from about one month prior.

There’s a line from Pulp Fiction that’s both inappropriate and apropos, even when slightly paraphrased to Popsicles (thank you, Bill Simmons) … but I’ll skip it. While there’s slighly less cause for consternation there’s also little reason for wild celebration. The increase in sales is what it is … some buyers may be figuring out credit still is available. Who knows.

In any event, the increased sales and reduced inventory lowered Maricopa County’s real estate absorption rate to 17.66, a drop of about six weeks over a week ago.

  1. Just FYI… YOu absorption rate map has worked in the past, but not I can only see the map. The balloons don’t appear at all. Any ideas? By the way, would you mind re-posting a table version of the absorption rates? I can eyeballl the data much quicker that way.

    Going to the data table in addition won’t be a problem. Just takes a little longer to do. :-)
