Zillow vs. Arizona Appraisal Board

My wife called this afternoon, primarily to check on Captain Morgan but also to make sure I “had heard about Zillow.” The intrepid Arizona Republic on April 13 featured an article about the Arizona Board of Appraisal issuing “cease and desist” letters to Zillow, ordering the company to stop providing Zestimates for homes in the state.
(Greg Swann and Adam Tarr/Sharon Kotula had this first … I was busy playing puppy daddy and securing a couple of listings.)
The impact, as you might expect, has been underwhelming. As of a few moments ago, the Zillow site was happily Zestimating away. It shouldn’t be unexpected as it’s fairly unclear what, if any, true authority the Board of Appraisal has over a company that says it is not performing appraisals per accepted standards.
Not that actual authority or true purpose is needed when grandstanding is the order of the day, as was proven by loudly-trumpeted and quietly buried legislative bills regarding loan office licensing and mortgage fraud.
If there’s any impact to Zillow, it only will be another instance of forcing the company to admit the emperor has no clothes and that the Zestimates, while fun, don’t carry a great deal of weight even in a state where architectural styles run the gamut from light tan stucco to dark tan stucco.
